What a visual inspection can identify

An inspector may see staining, swollen trim, deteriorated caulk, soft finishes, musty odour, corrosion or condensation. They may use a moisture meter or thermal imaging as supporting tools, but readings depend on conditions and do not reveal every concealed leak. A dry reading on one day does not prove a historic issue is resolved.

Make a location map: under sinks and around toilets; ceilings below other units; exterior walls and windows; balcony and patio doors; mechanical closets; laundry hookups and fan-coil condensate. Photograph the finding with a wider image showing where it sits in the unit.

  • Where exactly is the mark or material change?
  • Is there current wetness or only a past stain?
  • Are nearby fixtures or exterior openings involved?
  • Has the seller or corporation reported the issue before?

Possible sources are not diagnoses

A bathroom ceiling stain could involve an upstairs unit, a shared supply or drain, condensation, or an old resolved leak. Staining near a window might result from interior humidity, failed glazing or exterior water entry. The visual pattern may suggest where to investigate, but a definitive cause can require access to another unit, destructive testing or an envelope specialist.

Avoid buying an explanation without records. Ask for dates, work orders, contractor invoices, photographs before and after repair, insurance claim details where available, and evidence that the symptom did not recur. A new coat of paint is not evidence that the source was corrected.

Who may need to respond

Condo ownership boundaries are property-specific. A fixture or finish may be an owner responsibility while a shared pipe or exterior wall may be maintained by the corporation. Exclusive use of a balcony does not automatically answer who repairs its waterproofing. Use the condominium plan, bylaws, standard insurable unit description and management response rather than a rule of thumb.

If the concern extends beyond the unit, ask whether the board has a maintenance plan or specialist report. Read the related minutes, reserve planning and insurance information. An inspector’s report gives the physical clue; documents and qualified professionals help establish responsibility and the remedy.

Turn the concern into a decision

For a minor fixture leak with a clear repair scope, a licensed plumber’s written estimate may be enough. For repeated balcony-door water entry or multiple affected units, ask for the corporation’s investigation and a building-envelope professional’s opinion. For visible mould-like growth, avoid assuming species or health effects from appearance alone; ask an appropriate specialist how to assess and remediate it.

Before removing purchase conditions, list what is known, what remains unknown, who can authorize access and repairs, what they might cost and whether insurance responds. Your contract and insurer may have their own requirements.

No. It can support observations at accessible surfaces, but source and repair scope may require further investigation.

Ask for the history and repair evidence. Paint can hide a mark without demonstrating that the water source was fixed.
